Grand County, Colorado: The Mountain Towns I Call Home (and Help You Buy In)

If you’ve spent any time on my site or social media, you know I’m obsessed with Grand County. This corner of Colorado is where I live, work, raise my kids, snowboard, mountain bike, and help people find their mountain homes — whether it’s a ski-in/ski-out condo, a lakeside cabin, or a ranch with big views.

In this post, I want to walk you through the Grand County towns I serve: Winter Park, Fraser, Granby, Hot Sulphur Springs, Parshall, Kremmling, and Grand Lake. Each has its own personality, price points, and lifestyle — and I work in all of them.

Winter Park: Ski Town Energy & Year-Round Adventure

Winter Park is the “headline” town most people know, thanks to Winter Park Resort, with over 3,000 skiable acres, 166 trails, and a full summer lineup of mountain biking, hiking, and events. (Winter Park Resort)

Vibe:

  • Busy in the best way during ski season and summer

  • Great for people who want to be close to the lifts, dining, and events

  • Strong appeal for second homeowners and investors looking at short-term rentals

Real estate feel:

  • Ski condos and townhomes close to the resort

  • Newer developments with modern finishes and bunk rooms for extra sleeping space

  • Strong demand from Denver weekenders and out-of-state buyers

If you’re dreaming of ski days, bike park laps, and being in the center of the action, Winter Park is usually where we start the conversation.

Fraser: Laid-Back, Local, and Still Close to the Lifts

Just up the road from Winter Park, Fraser has a slightly more laid-back, local feel while still being only a few minutes from the resort. U.S. 40 runs right through, connecting Fraser south to Winter Park and north toward Granby. 

Vibe:

  • Chill, local mountain town with great trail access

  • Known for cold temps and bluebird days

  • Popular with people who want a little more space and a little less “resort”

Real estate feel:

  • Condos and townhomes that work well as STRs or weekend getaways

  • Single-family homes in neighborhoods with great mountain views

  • A favorite for buyers who want more bang for their buck than in the core resort base area

Fraser is often where I take buyers who say, “We want to be close to Winter Park, but don’t need to be right at the base.”

Granby: Central Hub & “In-Between” Sweet Spot

Granby is the largest town in Grand County and sits around 8,000 feet in elevation, surrounded by mountain scenery and sunshine. (destinationgranby.com) It’s about 20–25 minutes from Winter Park and a short drive from both Grand Lake and Rocky Mountain National Park.

Vibe:

  • True “hub” town with grocery, schools and services

  • Great for year-round living, not just vacations

  • Easy access to Winter Park, Granby Ranch, lakes, golf, and trails

Real estate feel:

  • Mix of primary homes and second homes

  • Golf-course and ski-area communities nearby, including Granby Ranch

  • Townhomes, condos, and single-family homes at a range of price points

If you’re looking for a place that balances lifestyle, convenience, and value — especially for families or long-term stays — Granby is a strong contender.

Hot Sulphur Springs: Historic, Quiet, and Soaked in Mineral Water

Hot Sulphur Springs is the historic county seat of Grand County, tucked along the Colorado River between Granby and Kremmling. It’s known for its natural hot springs, history, and slower pace.

Vibe:

  • Very small-town, locals-first feel

  • Perfect if you want quiet, open skies, and easy access to the Colorado River

  • Ideal for people who prefer “off the beaten path” to “tourist hot spot”

Real estate feel:

  • Smaller inventory, more single-family homes than big condo complexes

  • Attractive to buyers who want land, views, and a more relaxed environment

  • Good option if your priority is space and serenity over being right by a ski lift

This is where I often point people who say, “We want Colorado, but we don’t need to be in the middle of a resort.”

Parshall: Ranchland, River Access, and True Escape

Parshall is tiny — an unincorporated community along the Colorado River with a 2020 population of just a few dozen people. It sits between Hot Sulphur Springs and Kremmling, surrounded by ranches and wide-open views.

Vibe:

  • Pure “country Colorado” — quiet roads, starry skies, river valleys

  • A slower pace where you feel totally removed from city life

  • Great access to fishing, hunting, and outdoor recreation

Real estate feel:

  • Primarily land, ranch properties, and single-family homes

  • Opportunities for buyers looking for acreage or a true getaway

  • Less about nightly rentals, more about long-term lifestyle or legacy properties

If your dream is a cabin by the river or land with room to breathe, Parshall is one to keep on the list.

Kremmling: “Sportsman’s Paradise” & Gateway to Big Adventure

Further west, Kremmling sits at the confluence of the Blue, Muddy, and Colorado Rivers and is known for its hunting, fishing, and access to big-mountain adventure. 

Vibe:

  • True mountain/ranch blend with strong local roots

  • Popular with outdoor enthusiasts: fishing, rafting, hunting, snowmobiling

  • Feels more “Old West” than ski town

Real estate feel:

  • Single-family homes in town and properties on acreage outside of town

  • Attractive to buyers looking for ranches, horse property, or more affordable options relative to resort cores

  • Great base camp for people who love exploring all over Northwest Colorado

If you picture yourself towing a boat, hauling gear, or owning land with room for animals and toys, Kremmling might be your town.

Grand Lake: Colorado’s Classic Lake & National Park Gateway

On the northern end of Grand County, Grand Lake sits on the shore of Colorado’s largest natural lake and serves as the western gateway to Rocky Mountain National Park.

Vibe:

  • Charming boardwalk, marinas, and a true “lake town” feel

  • Bustling in the summer with boating, paddleboarding, hiking, and wildflowers

  • Magical in winter with snowmobiling, cozy cabins, and quiet snowy streets

Real estate feel:

  • Lakefront and lake-view cabins and homes

  • Classic A-frames, historic cabins, and newer homes in the surrounding hills

  • Strong draw for second homeowners and generational family retreats

If your mountain dream includes dock days, boat rides at sunset, and easy access to Rocky Mountain National Park, Grand Lake checks all the boxes.
